JOB DESCRIPTION岗位描述

Purpose本职工作

Building manager report to Senior Service Manager.

楼宇经理直接向高级服务经理汇报。

负责与辖区校长及相关部门顺畅协调、准确沟通，保证提供优质、专业的支持服务；协助经理研讨校园环境美化建设；专注整体工程系统和教学设施时刻处在良好的运行状态；确保提供舒适；安全；环保的教学环境和活动支持服务。

Responsible for the smooth coordination and accurate communication with the principals and relevant departments within his/her jurisdiction, guaranteeing to provide high-quality and professional supporting services; assisting Manager to research and discuss the construction and the beautification of the campus environment; focusing on the overall engineering system and ensuring the teaching facilities are always in a good operating condition; To provide  comfortable, safe, environmentally friendly teaching spaces and supporting services for the activities of the school.

The Building Manager is expected to

• Undertake management responsibilities for all property or facility works within the assigned building.
• Ensure completion of school facility related work orders
• Coordinate with Principal and other department’s head for properties or logistics services
• Supervise contractor’s routine operation of landscaping, cleaning, food service and doorman
• Carry out routine and regular inspections of the facility and grounds.

External外部配合部门: Coordinate with, Parent Link, Charity Link, Community Link, Outsource cleaning company, Outsource F&B company, Government relative department and etc.

Internal内部配合部门: Co-ordinate with the school heads and principals of each school section, and all other school logistic & administrative departments, Teaching departments, Engineer Manager and Maintenance staff, the cleaning crew, the Landscaping team, and events.

Main Responsibilities主要职责

Communication

• Co-ordinate with Event & Field Coordinator, Engineering Manager with maintenance workers, the cleaning crew and the Landscaping team for the activities setup in the building.
• Coordinate with the Teaching staff, Parents and Engineering staff to Undertake management responsibilities of all property or facility works within the assigned building.
• Coordinate with Principal and other department heads for properties or logistics services
• Coordinate with the Teaching staff, and other Logistic or Administrative department staff to arrange the normal maintenance or repair work.
• Coordinate with outside vendors to complete the specific tasks for the assigned building.

• Supervise the routine operation of the outsourced contractors for the assigned building, outdoor playground, soccer field, dome, cleaning, pest control and landscaping etc.
• Coordinate with engineering staff, cleaning crew, landscaping team, to ensure all the internal building facilities and outdoor areas are well maintained and organized.
• Arrange and assist the Engineering Manager with the facility or equipment student visits for teaching support purposes.

• Carry out routine and regular inspections on all external facility and grounds, and provide the renovation or repair suggestion to the Engineering Manager.
• Help to establish and improve operation policies and procedures for the related works in the assigned building.
• Searching for the potential safety hazards in the assigned building and the outdoor areas, and arrange for the proper repairs and renovations.

• Work with cleaning manager and crew to provide hygiene guarantee for the assigned building.
• Work with Engineering Manager and workers to provide maintenance service for the assigned building.
• Work with Event & Field Coordinator to ensure the activities setup and removal requests.
• Work with landscaping captain to provide campus landscaping service.
• Work with Engineering Manager for the daily repair and maintenance, help to suggest and arrange the renovation and construction works during the school holidays and Breaks.

Service Excellence

• Work with Engineering staff to complete the normal maintenance repair work, as well as to assist with the renovation and construction work during the holidays.
• Work with Teaching staff and parents for the class and activities setup
• Work with the Event & Field Coordinator for the event setup and removal.
• Work with Principals and teachers to deal with the service complaints in the building

• Supervise the correct maintenance of the artificial field and dome during holidays.
• Organize and check the storerooms during holidays.
• Carry out regular inspections on external sport facilities & equipment, playground equipment and coordinate necessary repairs.  – Example: goal posts, bleachers, caging, barrier, scoreboard, sport lights.

PERSONAL SPECIFICATIONS职位要求

The successful applicant is expected to have the following skills, abilities, knowledge and experience:

Qualifications学历:

•   University Degree

• At least 10 years successful operational experience in service industry
• Experience working in an English-speaking environment
• Working experiencing in supervision custodial service like cleaning, pest control and landscape services.

Skills and abilities技术和能力:

• Ability to establish effective working relationships with staff, students and parents
• Ability to speak, read and write basic English
• Initiative and good mann
• Computer Skills in Microsoft office
• Knowledge of work safety and hygiene work
• Knowledge of sanitation and cleanliness operation
• Knowledge of flower, plant and landscaping service
• Knowledge of property management or logistic operation
