Task:
Real Estate Project Management: - Support of Senior Manager in the coordination and execution of approved business projects and relevant real estate management (transaction) processes based on relevant Mercedes-Benz Group and Mercedes-Benz Real Estate process descriptions. Preparation of all required project documentation (in English and/or Mandarin) for internal and external purposes for all project types. - Transaction Management- A) Lease (incl. Lease Acquisition, Lease Disposal, Sub-Lease, Lease renewal, etc.) - B) Acquisition of land or buildings (incl. Sale & Lease Back) - C) Construction Process (General Workflow) i) Programming Phase (Target: Gate 1) ii) Transaction Phase (Target: Gate 2) iii) Execution Phase (post Gate 2) For further details see Mercedes-Benz Real Estate Process description. - Execution of projects based on Project Execution Planning (“PEP”) and Standard Operations Procedures (“SOP”). - To identify key points of user requirements and develop search profiles - To coordinate externals in sourcing market options and property inspections- To conduct analysis of market options and relevant reporting- To prepare and coordinate required due diligence on targeted real estate assets- To coordinate contracting phase, prepare relevant internally required reporting and finalization of relevant contracts/agreements etc., negotiate terms with externals- Asset Management: To communicate and manage the asset management initiatives to achieve Mercedes-Benz business plans and targets (e. g. consolidations, cost efficiency measures, re-organization of held real estate assets etc. ) Project Initiation incl. Approval Phase and Strategy Formulation- Support in the preparation of Mercedes-Benz (Board) Management Approval Papers and (Executive) Steering Committee papers relevant to all real estate Project types - Real Estate Strategy: Support in the preparation of proposal documents for mid- and long-term real estate set up and business derived real estate goals to ensure smooth and optimal implementation of Mercedes-Benz core businesses. Business Administration:- Responsible for lease contract management overseeing the status of expires/ renewals and related value-based actions incl. pro-active proposals to Senior Manager- Responsible for internally required regular status reports targeted to Business Units- To handle all internally required administration tasks relevant to business projects and real estate transactions/asset management incl. project/portfolio data management- Other tasks assigned by Senior ManagerQualifikationenEducation
- BSc, MSc or MBA degree (or equivalent) in business and administration or Real Estate Management/Investment and Finance, Legal; or equivalent
Experience
- At least 5 years relevant professional experience, preferably on large scale projects with special focus on procedures and processes in real estate project management related to transaction and asset management
- Experience in analysing real estate market structures and inherent coherences in developer, leasing and investment market spheres in combination with knowledge on Chinese land/property legal system and relevant APAC markets
- Experience in real estate project transaction and asset management processes and related contract negotiations
Special Knowledge/Competencies
- Understanding of China and APAC real estate markets and asset sectors incl. basic valuation knowledge is required
- Intellectual capacity of strategic and analytic thinking, strong communication skills and self-assertion is required
- Proven Negotiation skills are required
- ESG related knowledge (content, trends, processes, industry benchmarking) relevant to real estate governance,
industry transformation etc. preferred
- Pro-active, structured, detail-oriented, methodical and analytical thinker at full ownership and accountability with the
ability to handle multiple workloads in a fast-paced and dynamic environment is required
- Team player with a positive attitude, enjoy working in a collaborative environment with the desire to learn and grow
- Proficiency in MS products incl. basic financial modeling is required
- Native Mandarin speaker (preferred) with high proficiency in English language (required)
