China Real Estate Management
Ensure to perform Real Estate management in accordance with global KPIs, manage China projects include lease contract negotiation, budget draft, cost control, fixed assets management and vendor management.Build up the real estate standards and policies and ensure them to be implemented and managed. Share strategic direction and expertise to help other offices/sites to negotiate with the government to obtain more benefits for company.Present China IFM cases and share good practices to Global IFM, CPM and CREM.Maximize the potential of the building portfolio while improving space utilization, ensuring assets are kept in good order and business needs are met. Share experience and good practice to conduct office operation model change (from self-own to co-working).Monitor and manage leasing contracts for all China offices, and timely review the contract, and maintain in LCM. Comfortable with legal terms and structures for standard commercial contracts and leases.Manage office regular maintenance, unexpected repairs and renovation project.Occupancy allocation/floor plan
Manage all new space/seat requests from functions, documenting these requests and going through the Review, Approval & Project delivery process.Optimize occupancy plan by monitoring seat sharing rate and headcount changes for future demands of space.Embed space and occupancy changes in real estate strategy.Financial Management
Work together with the Financial/Controlling team to prepare annual budgets, manage and report on monthly operating expense versus budget, including providing forecasts.Project Management
Ensure that the offices are properly utilized as designed and projects meet agreed upon timelines and budgets.Communicate with the steering committee and project team, prepare news flash of the project and carry out change management.Work together with the workplace design & construction team and vendor partners to meet project scope.Ensure visibility on risks, budget changes, delays and overall project-related timelines and delivery details.Ensure compliance with local regulations regarding to building operations, including EHS and other legal terms.Work Relations:
Internal: BE head, Legal Representative, Site Manager, Global IFM/ CPM/CREM membersExternal: Government, Industry, association, Broker, Landlord, BMO, constructor and property agent.Value added:
This manager role will be the community leader and key contact window of China RE as well as the communication bridge between Country and Global to implement global Directive, such as developing local procedure per local situation, provide cost saving measures. With his rich resource and professional in Real Estate Industry, the organization can develop and solid relationships with internal and external key business stakeholders. To implement company strategy of cost control and property centralization effectively.
Qualification:
Bachelor’s degree above, over 5 years' office/site management experiences include Real Estate and project management, facilities, maintenance in MNC.Familiar with office building market situation, good financial analyst for cost estimation and overview.Strong written & oral communication and presentation skills in English; ability to work well in a fast-paced environment.Proven experience to work independently to act on different level and delivery timely and high-quality service.Highly self-motivated, have an excellent work ethic.Multiple- brain-thinking, detailed – oriented and strong adaptability.WHAT YOU OFFER
