JOB DESCRIPTION岗位描述

Purpose本职工作

协助工程部经理，建设一支合格的工程队伍，在优质高效；节能环保的前提下，为学校提供优质、先进、专业的工程服务和技术支持，确保整体工程系统时刻处在良好的运行状态；提供舒适；安全；环保的教学环境；负责收集汇总各工程资料，妥善存档保存，确保工程档案系统完整和准确。

Assistant engineering manager to establishing a qualified engineering team to provide a high-quality, advanced and professional engineering service and technical support to our school under the premise of high quality and high efficiency; energy saving and environmental protection, to ensure that the overall engineering system is in good working condition at all times; providing a comfortable, safe and environmentally friendly teaching environment.

Responsible for collecting and properly summarizing the construction filing systems.

Operating Network需要相互配合的部门

财务部，法务部，安保部，采购部，各校区体育组，各楼宇经理，外包保洁经理，外包餐饮经理等

Finance Department, Legal Department, Security Department, Purchasing Department, PE team of each school section, Building Managers, Outsource Cleaning Service Manager, Outsource F&B Service Manager and etc.

External外部配合部门:

1)     所有在校施工的外包供应商。

2)     学校各楼宇建筑的设计公司与施工公司。

3)     学校重要设备的维保公司如：消防、监控、燃气，电力，空调，气膜馆，楼宇检测等单位负责人。

4)     政府部门，如：乡水务部门，乡环境监察部门，国家电网北京分公司，北京自来水集团，朝阳区水务办公室，北京燃气集团等。

1) All the outsourced suppliers of construction and renovation in WAB.

2) The design and construction company of each school building.

3) The maintenance companies’ person-in-charge of important school equipment, such as: fire and monitoring system, gas, electricity, air conditioning, Dome, building inspection and other units.

4) Government departments such as: local township water department, township environmental supervision department, State Grid Beijing Branch, Beijing Water Group, Chaoyang District Water Office, Beijing Gas Group and etc.

Internal内部配合部门: 财务经理，法务部，安保部，采购部，体育组，各楼宇经理，保洁经理，索迪斯餐饮经理，绿化队等

Main Responsibilities主要职责

1)     协助制定方案、计划与实施学校外包施工工程，并跟进施工，监督施工质量。

2)       为学校各个部门提供需要的设备参数与说明。

3)       协助管理物业的工程员工。

4)       跟进、完成工程资料的汇总、收集、不断完善存档工作。

5)       积极完成工程经理交给的其它工作。

1)    Assistant engineering manager to formulate projects, plan and implement school outsourcing construction projects, and follow up with construction progress, supervise the construction quality.

2)    Provide the required equipment parameters and instructions for each department of the school.

3)    Assistant to managing maintenance staff. Such as arranging specific work, supervising the quality of work, annual performance evaluation, etc.…

4)    Follow up and complete the construction filing, collection and continuous improvement of engineering files.

5)    Actively complete other tasks assigned by the engineering manager.

1)     检查外包施工方提交的各项材料，如：施工方案、报价单、资质材料等。

2)     监督学校能源消耗情况，及时分析与判断。

1)    Check the materials submitted by the outsourced construction party, such as: construction plan, quotation, qualifications, materials, etc.…

2)    Supervise the school's energy consumption status and analyze and give results in time.

1)       协调外部门实施外包施工、大型维修等工作的影响范围，现场保护，竣工验收等。

2)       协调外包施工人员进出学校路线， 临时卫生间使用，证件提交、登记等。

3)       对学校主要设备进行登记与跟踪检查。

4)       实时关注学校空气质量并调整相关设备运行状态。

1)       Coordinate the scope of impact of outsourcing construction, large-scale maintenance, etc.  Responsible for the on-site protection, completion acceptance work, etc.

2)       Coordinate the outbound construction personnel to exit the school route, handle other issues like: rental of temporary toilets, construction workers’ ID document submission and registration, etc.

3)       Register and track the main equipment of the school.

4)       Real-time monitoring the school air quality and adjusting the running status of related equipment.

1)     Cultivate the responsibilities of the engineering staff to work positively.

2)     Supervise the quality and speed of work during routine maintenance and repairs.

3)     Cooperate with school leaders and other departments to submit accurate equipment technical parameters and equipment status.

4)     When the outsourcing construction is carried out, ensure the work is properly supervised, and each phase of work has a record of implementation.

PERSONAL SPECIFICATIONS职位要求

The successful applicant is expected to have the following skills, abilities, knowledge and experience:

Qualifications学历:

• University or College Degree in engineering
• Hold relevant professional certification

Experience经验:

• 5years or more in facilities Management or the Facility Management Industry
• Work in an Engineering position for the last 5 years

Skills and abilities技术和能力:

• 分析能力强、坚韧不拔、解决问题果断
• 拥有相关专业技术认证
• 熟悉Windows\Word\Excel\PowerPoint\Project
• 对维护技术和实践有较强的理解。

• 了解现行施工方法和材料应用。

• Possess management and supervisory skills to manage a team of workers
