What this job involves:

負責商場所有承租戶之總籌及輔佐督導管理團隊。 協調各承租戶各項供需問題及申訴處理。 承租戶溝通及反應之問題初步排除。 各項工程及承租戶室內裝修之監督、協調、控管。 負責督促物管所屬委外廠商工作之推動及規劃。 輔佐管理監督工作之處理（保全、清潔、機電、行政）及本工程進度施工監督與驗收。 設備合約廠商績效管理及設備問題協調溝通。 處理各項建物緊急狀況應變及人員指揮調度。 編列年度收支預算、維護支出預算及廠商合約執行 管理年度預算與制定年度營業計劃執行。 審查月、季、年各項預算支出及執行管理。 提出年度Capex改善計畫及支出預算規劃編列。 提出建築物及商場的改善建議。 協調聯繫政府相關機關、治安單位，配合本公司安全需求，支援安全工作。 現場管理團隊人員訓練、考核及計畫執行之輔佐督核。 設施資產設備及各類物料安全庫存量之盤點與管理。 各類簽呈及管理費報表之審核。 各項相關會議主導與執行（部門會議，管理中心週、月、季會，承租戶會議） 每月月報製作及審核。  團隊人員工作評核。
